1. Purpose
These General Terms and Conditions of Sale govern the booking and purchase of holiday home stays offered on the website www.fromhometorome.com (hereinafter referred to as the "Website"). By using the Website, the user fully accepts these General Terms and Conditions of Sale.

2. Prices and Taxes
All prices indicated on the Website refer exclusively to the stay and do not include the mandatory tourist tax required by local regulations. This tax must be paid separately upon arrival or as specified in the communication with the customer.

3. Booking and Confirmation
The booking is considered confirmed only when the deposit is charged to the credit card provided by the customer. The amount of the deposit and the payment terms will be specified during the booking process.

4. Check-in Methods
FromHometoRome offers different check-in methods, depending on the booked apartment.

4.1 Self Check-in
- For apartments that allow Self Check-in, the customer can access the accommodation starting from 15:00 (3:00 PM) after completing the check-in form ("Check-in Form").
- All fields required in the check-in form must be filled out.
- In case of government regulations prohibiting Self Check-in, FromHometoRome will arrange an in-person check-in from 15:00 (3:00 PM) to 21:00 (9:00 PM) at no additional cost. After 21:00 (9:00 PM), check-in will be possible with an extra fee of €50 to be paid upon arrival.

4.2 In-Person Check-in
- For apartments that do not offer Self Check-in, in-person check-in is available from 15:00 (3:00 PM) to 21:00 (9:00 PM).
- After 21:00 (9:00 PM), a late check-in can be arranged with an additional fee of €50, to be paid upon arrival.

5. Changes and Cancellations
The policies regarding changes and cancellations will be indicated at the time of booking. In case of cancellation, any fees or penalties will be retained as communicated during the purchase process.

6. Liability
FromHometoRome declines any responsibility for damages resulting from improper use of the facilities or failure to comply with the stay rules.

7. Applicable Laws and Jurisdiction
These General Terms and Conditions of Sale are governed by Italian law. For any disputes arising from the application or interpretation of these conditions, the competent court is that of the legal headquarters of FromHometoRome.
